Required Documentation For Loan Approval
Salaried Borrower and Co-Borrower
1. Last 2 years Federal Tax Returns. (If any partnership income exists on Schedule E of tax returns then we need most recent two years K-1 for each partnership).
2. Last 2 years W-2’s.
3. Last paycheck stub.
4. Last 2 months bank statements.
5. Divorce Decree if applicable.
6. Copy of mortgage coupon for any current mortgages.
7. Signed Good Faith Estimate.
8. Signed 1003 Application with both disclosures/releases.
9. A check for Appraisal cost and Credit Report of $TBD
10. Copy of Photo ID.
11. Copy of Social Security Card or Green Card
12. If applicable, Landlords, Name, Address, Phone Number and Fax Number
13. Copies of lease agreements
Self-Employed Schedule C Borrower or Co-Borrower
1. Last 2 years Federal Tax Returns. (If any partnership income exists on Schedule E
of tax returns then we need most recent two years K-1 for each partnership).
2. Year to Date Profit and Loss Statement on Business.
3. If this is a Corporation you own 25% or more of common stock, then we need
most 2 years Corporate Returns (1120’s).
4. Last 2 months bank statements/investment accounts, and retirement accounts.
5. Divorce Decree if applicable.
6. Copy of your mortgage coupon for any current mortgages.
7. Signed Good Faith Estimate.
8. Signed 1003 Application with both disclosures/releases.
9. A check for Appraisal cost and Credit Report of $TBD
10. Copy of Photo ID.
11. Copy of Social Security Card or Green Card
12. If applicable, Landlords, Name, Address, Phone Number and Fax Number
Retired Borrower and Co-Borrower
1. Last 2 years Federal Tax Returns. (if any partnership income exists on Schedule E

2. Last 2 months banks statements/investment accounts, and retirement accounts.
3. Divorce Decree if applicable.
4. Most current Social Security Awards Letter.
5. If receiving Pension, we will need Pension Awards Letter showing the award continuing for a minimum of 3 years.
6. Copy of mortgage coupon for all current mortgages.
7. Signed Good Faith Estimate.
8. Signed 1003 Application with both disclosures/releases.
9. A check for Appraisal cost and Credit Report $TBD
